How are you able to give back that much money when other apartment locators just give out a $50
Our Apartment finders are experienced, licensed agents. They comb through apartment deals here full time, staying up to date with move-in specials and commission raises. Being technology driven, and saving us time and money, by not driving around in traffic with today’s high gas prices, allows us to give out very large apartment rebates. We don’t believe the modern apartment searcher always needs a physical escort, but instead, professional online assistance, friendly phone conversations, efficient apartment pre-screening, showings scheduled, current info about apartment bargains, and move-in specials.
How do we get paid?
Our commission comes from the apartment’s Management Company, and does not affect lease negotiations.
How much I am getting back from an apartment rebate?
First identify which property you would like to lease. Call a locator at (512)222-9460 and ask… or try this math: take the gross commission given by the apartment to us, and multiply it by 0.65, which gives us the net commission. Take the net commission and multiply by 0.40, and that is your apartment rebate (rebate in the form of a visa gift card) 🙂
EXAMPLE: An apartment is paying 100% of first month’s rent in commission. (1st month’s rent = 1400)Gross Commission is then $1,400.00. $1,400.00 X 0.65 = $910.00 then $910.00 X 0.40 = a $364.00 Rebate A $364.00 rebate from us and the move in special from the apartment is your best path to a new place!
How early should I begin my search?
Most apartments/ landlords/ Seller’s won’t commit to paperwork with you, more than 45 days out from your move-in date. On the other hand, being last minute, you can find great immediate apartment/landlord move in deals, and some eager to close-fast, sellers. Really it’s your discretion how early you start searching. How do Apartment Rebates work?
Is it possible to negotiate a better deal if I search on my own?
No. You will be quoted the exact same price as we will. Sellers have already signed marketing agreements, apartments have predisposed marketing budgets that have nothing to do with you price or rate. Nor are you a licensed real estate agent so they don’t consider that fund a negotiated point with you. We split our commissions with you, what more could you ask for?

How does a home buyer rebate work?
The buyer’s REALTOR rebates a pre-agreed percentage of their commission earnings, by crediting the buyer that amount through closing. It’s not a popular practice by REALTORS to give out home buyer rebates. We go out of our way to advertise rebates. 🙂
